Yes, we are fully licensed and insured. We carry liability insurance and workers' compensation coverage to protect you and our team. We're happy to provide proof of insurance upon request.

Not necessarily. For most exterior services like roof cleaning, gutter cleaning, and pressure washing, we work outside and don't need access to your home. As long as we can access the exterior areas we're servicing, you don't have to be there. We'll let you know when we arrive and when we're finished.

Roof Cleaning

Soft wash roof cleaning uses low-pressure water and specialized cleaning solutions to remove moss, algae, lichen, and dirt from your roof. Unlike high-pressure washing (which can damage shingles), soft washing is gentle but highly effective. The cleaning solution kills organic growth at the root, so your roof stays cleaner longer.

In the Pacific Northwest, we typically recommend roof cleaning every 1-3 years, depending on your roof's exposure to moisture, shade, and nearby trees. North-facing roofs and those under tree cover tend to grow moss faster and may need more frequent cleaning. We can assess your roof and recommend a maintenance schedule.

Not when done correctly. Our soft wash method uses low pressure specifically to avoid damaging shingles. High-pressure washing can strip away granules and shorten your roof's lifespan, which is why we never use it. Our method is safe for composition shingles, cedar shakes, and other roofing materials.

Late spring through early fall is ideal, when the weather is drier and warmer. That said, we work year-round in the Seattle area. We can clean roofs in light rain if needed, though we avoid scheduling during heavy downpours or ice conditions.

Yes. Moss holds moisture against your shingles, which can lead to rot, leaks, and premature deterioration. Moss roots can also lift shingle edges, allowing water to seep underneath. Regular cleaning prevents this damage and extends your roof's lifespan.

Gutter Cleaning

We recommend cleaning gutters at least twice a year—once in late spring and once in late fall after the leaves drop. If you have a lot of trees near your home, especially evergreens that drop needles year-round, you may need more frequent cleaning (3-4 times per year).

Clogged gutters overflow, sending water where it shouldn't go—down your siding, into your foundation, or into your basement. This can cause foundation damage, basement flooding, siding rot, and landscape erosion. In winter, clogged gutters can lead to ice dams that damage your roof.

Yes. We clean the gutters and flush the downspouts to ensure water flows properly from your roof to the ground. If we find a clog in a downspout, we'll clear it. Properly functioning downspouts are essential for moving water away from your foundation.

Yes, we remove all debris from your property and dispose of it. We'll bag everything up and take it with us when we leave. Your property will be left clean.

We focus on cleaning and maintenance rather than installation of gutter guards. However, we can recommend trusted local companies that specialize in gutter guard installation if you're interested.

Pressure Washing & Exterior Cleaning

Pressure washing uses high-pressure water to blast away dirt and grime. It's great for driveways, sidewalks, and other hard surfaces. Soft washing uses low pressure and specialized cleaning solutions to gently clean delicate surfaces like siding, roofs, and painted areas. We use the right method for each surface.

We clean siding (vinyl, wood, fiber cement), driveways, patios, decks, fences, walkways, retaining walls, and more. If it's on the exterior of your property and it's dirty, we can probably clean it. Just ask if you're not sure about a specific surface.

Not when we do it. We adjust pressure and technique based on the surface. For siding, we typically use a soft wash method to avoid damage. For concrete and masonry, we can use higher pressure. Our team is trained to know which method is safe for each material.

It depends on the size of the area and how dirty it is. A typical driveway might take 1-2 hours. A full house exterior could take 3-5 hours. We'll give you an estimated timeframe when we schedule the service.

It helps if you can move potted plants, patio furniture, grills, and other items away from the areas we're cleaning. If you can't move something, let us know and we'll work around it or help move it if possible. Clearing the area gives us better access and protects your belongings.

Holiday Lights

September and October are ideal. We start scheduling for the season in early fall, and the best installation dates fill up fast. Booking early ensures you get your preferred installation date and gives us time to create a custom design for your home.

We provide commercial-grade LED lights designed to withstand Pacific Northwest weather. These lights are brighter, last longer, and use less energy than standard consumer lights. You don't need to buy anything—we bring everything needed for the installation.

We handle everything: custom design consultation, professional installation, commercial-grade lights, and complete takedown after the season. We test all lights before we leave and can provide maintenance during the season if anything needs adjustment.

We typically schedule takedowns for early to mid-January, after the holidays are over but before winter weather gets too harsh. We'll contact you to schedule a convenient time. You don't have to do anything—we handle the entire removal process.

We specialize in custom designs tailored to your home's architecture and your vision. Whether you want classic roofline lighting, wrapped columns, outlined windows, lit trees, or elaborate custom patterns, we work with you to create the perfect look for your property.

Pricing & Scheduling

Pricing depends on the size of your property, the condition, and which services you need. We provide free quotes after discussing your specific situation. Most roof cleanings for average-sized homes run a few hundred dollars. Gutter cleaning is typically less. We're transparent about pricing—no hidden fees or surprise charges.

Yes, we often offer package pricing if you bundle services. For example, getting your roof cleaned and gutters cleaned at the same time is usually more cost-effective than scheduling them separately. Ask us about package options when you request a quote.

We accept cash, checks, and all major credit cards. Payment is typically due upon completion of the service. For larger commercial projects, we can discuss other payment arrangements.

We appreciate as much notice as possible, especially during our busy season (spring and summer). A week or two is usually fine, though we can sometimes accommodate last-minute requests if our schedule allows. For holiday light installation, book in September or October to secure your preferred dates.

We work in light rain, since this is the Pacific Northwest and we'd never work otherwise! For roof and gutter cleaning, a little rain doesn't affect our work. For pressure washing, we prefer dry conditions but can work in light drizzle. If weather is severe (heavy downpours, high winds, ice), we'll reschedule to keep everyone safe.
